North Atlanta’s High End Country Club Communities Are Now Becoming A Real Bargain!
September 26th, 2010 Categories: Alpharetta, BUYERS only, Golf Course Communities, Real Estate Forum
Long considered the most desirable and
most expensive, Alpharetta, Milton
and Johns Creek Georgia Country
Club Communities are now becoming
veritable bargains.
Typically considered out of reach for most
home buyers, today you can now find homes
in Country Club of the South, The Manor Golf and Country Club, Crooked Creek
or Echelon for a fraction of the typical selling price, seen in these communities just a few short years ago.

Past drops in housing didn’t tend to affect the upper
housing market, but job losses,
investment losses, and the banking crisis have now
reached this once untouched part of the housing market,
which makes these gated luxury
communities now available to families who never
thought they could
afford the country club lifestyle.
Feel free to Visit A List Of Golf Course Communities.
As an example, a home in Country Club of the South, which would typically list for over $600,000, is now listed, that’s right listed, at $459,000, and it’s sale price has yet to be determined. In 2010, the lowest price recorded in Country Club of the South is $352.000.
What do you get for a home in that price range?
You get to mingle with the million doll
ar properties, the beautiful back yard with the golf course views. and of course, the famed country club lifestyle comes complete with first class amenities such as dining, fitness, tennis, swim and of course golf.
North Atlanta Country Club Communities that have
been established tend to have more stability as they have a better history of resales. Newer communities, such as Echelon or The Manor, located in the city of Milton, have seen the biggest drop as their construction started right at the beginning of the housing collapse and haven’t had time to mature. These two communities have a two year supply of homes, and when coupled with today’s tenuous market, will continue to show a drop in listing and sales pricing. Feel free to visit More Area Foreclosures.
Smart buyers are starting to recognize these values, as inventory is decreasing in these gated communities, because the pricing is now affordable to a bigger market of people.

If you are in the market for a home, now is the time to call Deborah Weiner at Re/Max Paramount Properties in Alpharetta, as this is the “Perfect Storm” for buying your next North Fulton Country Club property, which comes complete with your own golf course, tennis, swim, fitness and to impress your friends, the security guard out front. Whether it’s The Manor Golf and Country Club, Echelon, Crooked Creek or Country Club of the South, I am the resident expert in the Milton, Alpharetta and Johns Creek communities. Stop by my real estate website at www.NorthAtlantaHomeTeam.com to see all I have to offer and enjoy “Your Journey To Home”!

Building Permits Rise in The City Of Milton, Georgia!
August 23rd, 2010 Categories: Alpharetta, Builders & Architects, Milton

Milton Georgia city officials announced an increase in building permits
for the first half of 2010 against the first half of 2009.
Noting a 54% increase from last year, Lynn Tully, Milton’s director
of community development, said it does appear that building and
new home construction in Milton, Georgia is back on the rise, however cautiously.
2009 To New Properties In Alpharetta And Milton
Labor costs are at an all time low, and when you couple that with
30 year fixed mortgage rates that are now hovering around 4%,
you have motivated buyers that may have been sitting on the fence
just a short time ago.

Home Communities In Milton And Alpharetta Building Forward include:
The Manor Gof And Country Club
(Local Estate Builders Include the Phoenix Corporation and Matt Joel Construction, Inc.

With down payment incentives and lower prices for construction,
new homes are coming back as an option for first time home buyers
as well as move ups. Couple that with developers that have been
scooping up undeveloped tracts of land at distressed prices, as evidenced by
the purchase of Milton Place and Vickery Springs in Alpharetta, Georgia by Sharp Residential,
we are starting to see those familiar “New Homes For Sale” signs
in North Atlanta starting to dot our landscape once again.
