I thought I would use my Real Estate Blog today to dispel a couple of myths and misconceptions that people have in regard to their real estate buyers agent.
Misconception– Real estate agents have a vested interest in trying to get the highest possible price when buying a home, as they are paid a commission on the sale price.
Reality– Your local agent works hard in trying to provide a win-win situation with the buyer and seller. People aren’t lined up at the door to buy a home, and your agent wants to see the buyer get value for their purchase while the seller is satisfied with their real estate investment.
When negotiating a contract, it will only close when both parties feel they have a fair and equitable contract. This is what is important to your real estate agent, as they maintain their business through satisfied clients and referrals, which is the only way for an agent’s long term success, as that is how they earn repeat business.
Myth– Your local real estate agent receives kickbacks from mortgage companies, title companies and attorney’s.
Reality– Your real estate agent is going to refer you to the most professional, best value companies to insure a successful close. If any agent were to receive any monies from someone they refer to you, it must be disclosed in writing, in advance.
Real Estate Agents look to work with other professionals that they feel will provide outstanding service at a reasonable price to insure there are no hiccups prior to close. Real estate agents don’t get paid unless you have a closing.
Misconception & Myth– Real Estate Agents can provide good legal advice as they are allowed to fill out the legal forms.
Reality– While your real estate agent is familiar with the contracts and forms necessary to bring the buyer and seller to a successful close, real estate agents are not allowed to write contracts as they are not licensed to practice law. Your real estate agent will always refer you to legal counsel for any questions regarding any legal discrepencey in the contract or form.
Myth– Real Estate agents make a lot of money!
Reality– Like any profession or business, Real Estate agents work hard and spend long hours, holidays and weekends to fulfill the dreams of buyers and sellers. As in any business, there is no magic potion to success, just honest to goodness hard work that results in satisfaction for all parties.
I hope I have dispelled a few of the myths out there. For more information Contact your local real estate agent if you are looking to buy or sell. Your home is one of your biggest investments and an expert in the field is your best choice.
